Adding a Record

Adding a Record is how you store your comps in Lystmark Cloud. Each Record represents a single property transaction, either a Sale or a Lease.

What Record Forms Are

Record Forms are structured input forms designed to capture all key details of a deal.

There are two Record Forms:

• Sale Record Form - Used to create a Property Sale Comp.

• Lease Record Form - Used to create a Property Lease Comp.

Instead of typing into spreadsheets, you’ll fill out smart fields that guide you through:

• Property basics

• Location information

• Deal terms

• Financial metrics

• Lease or sale dates

• Contacts associated with the deal

• Uploaded documents

This standardizes your comps automatically.

How the Forms Work

1. Choose Add Sale Record or Add Lease Record

2. Fill out the structured fields

3. Upload any documents you want associated with the deal

4. Add or link any contacts

5. Click Save Record

🚨 Important Note🚨

Record Forms do not auto-save. Be sure to save your work before navigating away.

Uploading & Attaching Docs to your Records

Lystmark allows you to attach any document directly to your Record, allowing for easy and seamless data organization. 

There are 2 ways to attach a Doc to your Record:

1. Within a Record Form, navigate down to the Upload & Attach Section. Here you'll be able to upload the following documents 

• Property Images - (JPEG & PNGs Only) - Currently, we only allow for a maximum of 10 images per Record. 

• Supporting Documents - Any Document, like: A Lease Contract, Parcel Map, Underwriting Workbook, OM (Offering Memorandum, Rent Roll, Lease or Sale Brochure, or any other document you'd like stored together with your Record. 

2. Once you've saved your Record, you can navigate to a Record Card and click the Documents Tab. There, you can click the Add Documents button. Choose what type of document it is (Property Image or Supporting Doc), rename it (Optional), and select what document you'd like to attach. 

⚠️ Please Note: 

Attaching Supporting Documents to a Record is only available on the Professionals Plan and Higher.  The Essentials Plan and the Freemium Plan only support Property Images as Attachments. Please see our Plans & Pricing page for more information. 

Viewing your Record after Saving

After saving, your Record is stored as a card, called a Record Card, which stores and shows: 

• Tabs for details, notes, documents, contacts

• Editing options

• Linked attachments and contacts

• Clean and understandable formatting

This ensures your Comp is complete and instantly usable anywhere in the platform.
